How to Sell Your House Quickly

If you want to sell your house quickly in today’s difficult market, apart from pricing realistically, your home’s presentation is the most important factor in appealing to a wide range of buyers.

Assuming that the fabric of your property is in good condition and that its location has, historically, attracted its fair share of buyers, there are many things you can do when trying to sell your house to set it apart from others for sale on your street. Look at your property through a buyer’s eyes to objectively assess its strengths and weaknesses and ensure that you present it in the best possible way.

Good preparation

  • A buyer’s first experience of your house will be their first glimpse of the outside. First impressions are never more important then when trying to sell your house. If you have a garden, ensure that it is tidy and clutter free to give the impression of easy management. Put rubbish bins out of sight and make sure your driveway is clear. If your paintwork is a little tired, it will be a wise investment to get this touched up in advance. Look objectively at your taste in wallpaper and if it is somewhat overpowering, redecorate in quiet, neutral tones.
  • The time spent doing this will be more than repaid when you sell your house more quickly. De-clutter completely by putting excess furniture and sports gear into temporary storage. Check that any documents pertaining to the house such as building certificates or woodworm guarantees are in order. Also check that any repairs to shared property are in hand and your share in the cost has been paid. When the day comes for your first viewer, some last minute effort is needed.

Viewing day

  • When a potential buyer steps inside, a good first impression is vital. Have information about the house to hand so that you can answer questions but do not crowd you viewers or talk too much. They will need time and space to take everything in. Train your children to put all toys out of sight before viewings.
  • Some people are allergic to pets or simply dislike them and they are best taken to the pet sitter for an hour or two. Your house should be spotless with carpets and curtains clean and free from pet hair. Open the windows in advance to dispel odours and use a light, fresh room spray. To reduce family stress during the selling period, consider concentrating your efforts by offering an open viewing day, for example, each Sunday. Try to gather some feedback from viewers via your agent afterwards to help sell your house more effectively.
